Some members’ IDX sites and VOWs may provide an automated valuation model (AVM) feature alongside each listing display. An AVM uses statistical calculations to estimate the value of a property based upon data from public records, MLS, and/or other sources, while factoring in certain assumptions.

According to the Texas Real Estate License Act, a licensee must identify him- or herself as a real estate broker or salesperson in any advertisement the licensee publishes. Use of the term REALTOR® by REALTOR® members is sufficient to identify oneself as a broker or salesperson.

If you consent to the display of your listings by other Participants under the IDX program, then any other Participant in the MLS may display your listings. You have the option of typing in an email address or selecting an email address from the contacts stored on your phone.

Participants shall not modify or manipulate information relating to other Participants’ listings. This is not a limitation on site design, but refers to changes to actual listing content. Yes, the data in Realist Mobile is the same as on the Realist desktop application, but the data is displayed in a condensed summary format to be compatible on your mobile device. Therefore, some information may not be visible in Realist Mobile.

Realist Mobile remembers your username. However, you will need to re-enter your password every 8 hours for security purposes.

Once you have signed into Realist Mobile, select the "More" icon located on the home screen and then select the "About Realist" tab. The current version will be displayed on the first line at the top of the screen.

Click on the "Forgot Password" link, which is located on the Realist Mobile login screen. Your password will be sent to the email address you used when you registered for your Realist Mobile account.

The first time you log in, you will use your password for ABoR.com. This will take you to the process of creating your new strong password and answer your three security questions.

Our public awareness campaign can be seen and heard on television, radio, billboards, the Internet, in print, and more. The goal is to reach Austin-area consumers with the message that the Central Texas housing market is different than other parts of the nation, and that the REALTOR® brand is one that they can trust.

Other brokers' listings can be displayed on your website either by framing the free IDX search available within Matrix; obtaining an IDX property search from a third-party vendor; or obtaining a RETS feed through the ACTRIS data licensing program. Realist Mobile is provided by your MLS for FREE! All users can gain free access by going to their local MLS website.

You will have full access to the MLS within two hours after you agree to its Terms and Conditions of Use. You may do so prior to taking your required classes by logging into the “My Account” section of ABoR.com and reviewing the terms found on the main page of your account.

Participation in IDX is determined at the office level, where brokers choose either yes or no for “broker reciprocity.” If the broker chooses not to permit display of the office listings by other Participants, the broker simply notifies the MLS that consent is being withheld.

If there is no option period, audit results must be disclosed to a potential buyer before the sales contract is executed.

The policy contemplates that access to the required disclosure information will be available by simply following the link, and there not be any additional steps or requirements involved.

ABoR is committed to remaining objective in identifying solutions that best serve MLS subscribers and consumers. As with any recommendation made by MLS subscribers, ABoR will objectively consider suggested changes so long as they are in compliance with NAR standards.

MLS classes are offered for free to all MLS members. Some continuing education (CE) courses may require a fee as posted on ABoR.com.

There is no separate app for the iPad at this time. However, the Realist Mobile app for the iPhone is compatible with the iPad.

NAR's Code of Ethics requires that the name of the firm be included in advertisements of listed properties. Furthermore, TREC rules prohibit an advertisement which in any way implies that a salesperson is the person responsible for the operation of a real estate brokerage. The broker's name should also be included in any advertisement to avoid violating this rule.

House Icon This is the AVM layer which displays estimated home values as determined by CoreLogic. By selecting it, you can turn the home values on and off. When turned on, the estimated values for both the subject property and comparables are all displayed on the map. 

If you prohibit the display of your listings by other Participants, you may not display their listings pursuant to the IDX program. Other Participants may give you permission to display their listings, but that permission would have to be sought and obtained separately from each Participant, outside the MLS.

When a property is listed on ABoR’s MLS system, both the seller (via the listing agent) and the broker have Internet display options. Up to a maximum of 50 names can be returned at once. The default setting is set to display up to 25 names. You can adjust the number of names returned by selecting the "more" icon on the home screen and then selecting the "settings" tab.

Up to a maximum of 20 comparable properties can be returned at once. The default is set to display up to 10 comparables. You can change the number of comps returned by accessing the "Comp Filtering Criteria" - the icon is located on the bottom toolbar, right side of the map view.

Lockboxes cost $115.00 (plus tax) each and are available for purchase at the ABoR REALTOR® Stores.

You can email the "Subject Property Details" report (which includes all of the data displayed on your mobile device for the subject property) and the "Comparables List" report (which includes the information displayed on the list view for the comparables) from Realist Mobile. You can also send both reports as a combined email.

If you experience lockbox service issues, please contact Supra Support at 877-699-6787.
