Chairman’s CornerOver 200 people joined us on March 3 for a Town Hall Meeting as MarketLinx representatives provided an update on MLXchange and fielded questions about the system. Here are the highlights from the meeting: 1. MarketLinx has committed to resolving the major issues affecting ADOM/CDOM. We currently have less than a one percent error rate in those fields. 2. Some of the frozen screen, lock-out and speed issues can be resolved by performing basic computer housekeeping; check out “Five Steps to a Healthier PC” for tips on optimizing your computer. If you still experience system freezes and lock-outs, contact the MarketLinx help desk at 866/776-0661. 3. MarketLinx has corrected the data issues that were reported by many subscribers. However, if you find any inconsistencies, contact Joe Happe, MarketLinx regional account manager, at jhappe@marketlinx.com. 4. ABoR introduced four new MLS trainers who are current MLS subscribers with real-world experience using the MLS system. To schedule training at your office, contact Kay Pennington, ABoR’s MLS team leader, at 512/454-7636, ext. 1101. Overall, our meeting was very productive. New Forms Now in Effect for Residential LeasesAre you using the revised lease forms? House Bill 3101, passed during the 80th Texas Legislature, requires new provisions be included in all new residential leases entered into on or after January 1, 2008, and all leases renewed on or after January 1, 2008. The new provisions address issues including tenant-selection criteria, late fees and statutory remedies for a landlord’s failure to repair certain conditions. Updated forms and a summary of changes can be accessed in the Forms section of Texasrealtors.com.

New Field Accommodates Close Date for Pending ListingsTo help subscribers better manage their pending listings, a field has been created in the MLS. The “Tentative Close Date” field should be completed for any listing that is in pending status for over four months. The listing is not bound by this tentative close date, and the date can be adjusted as needed.
