What to Know About Syndication Changes

We wanted to let you know about recent changes to syndication options within the ACTRIS MLS, which took effect on January 12, 2021. We encourage you to review the below changes and discuss them with your broker.

As a reminder, we believe in broker control of listings—giving brokers opt-in/opt-out capabilities for the whole office while listing agents control where a listing is distributed on a per-listing basis.

Zillow Group Now Zillow Brokerage VOW Feed

With Zillow, Inc. announcing that the company will become a Participant broker in our market, the option to distribute listings to Zillow Group sites (Zillow.com and Trulia.com) now has a VOW feed, meaning that all listings opted to display on the internet through ACTRIS MLS will appear on Zillow Group sites.

As part of this transition, Zillow also announced that brokerages need to work directly with Zillow to display rental listings on Zillow Group sites. You can find more information on that here.

Updated ACTRIS Syndication Channels

With the removal of Zillow Group as a syndication option, the following third-party portals will remain opt-in options via the Listing Will Appear On field:

  • Property Search on ABoR.com (AustinHomeSearch.com)
  • Homesnap
  • ListHub
  • HAR.com
  • Realtor.com
  • Homes.com
  • Apartments.com (Residential Lease only)

Rentals Powered by the Apartments.com Network

You and your clients have a powerful rental network at your disposal in the ACTRIS MLS. As part of CoStar, the Apartments.com Network feeds your rental listings to Apartments.com and nine other high-traffic, rental-focused sites for no additional cost. This network reaches millions of renters nationwide and consistently ranks high among all rental sites in traffic, data quality, and user experience.

Bottom Line: There's Enormous Value in MLS Listings Syndication

ACTRIS MLS gives you control of how your listing data is distributed and displayed on third-party portals via our industry-defining Third-Party Publisher Display Guidelines. These guidelines ensure that data fed from an MLS feed displays accurately and fairly. And when display issues do arise, ACTRIS staff is here to advocate on your behalf for corrections and proper data display.
