In this 4-hour Farm and Ranch course, the student will gain a working level of professional, working knowledge of the most current real estate brokerage practices in the Farm and Ranch segment of the industry. The student will gain a working professional knowledge of each section in the TREC promulgated purchase contract and forms including, but not limited to, the intent, use, sources, standard practices, outside professionals required, and the manner in which the forms will be filled in to reflect the bargain made between the parties (buyer and seller). The student will learn the contract as it relates to their duties as a licensee under the Texas Occupations Code Chapter 1101 (The Real Estate License Act), the Rules of the Texas Real Estate Commission, and the National Association of Realtors Code of Ethics and Standards of Practice. The student will also learn about the current farm and ranch land market, about water rights and mineral rights, about sections of the Texas Agriculture Code, about adverse possession, easements and controversies today, about eminent domain and controversies today, about agricultural ad valorem tax valuation challenges, about open range and closed-range counties and what impact these have on farm and ranch transactions, and review lists of how to conduct geographically competent research in new land areas in which the license holder decides to practice.
